Home Inspection Services in Portland, OR & Vancouver, WA
Our comprehensive home inspections cover all major systems and components of your home, giving you the information you need to make confident decisions.
When we perform a home inspection for you, we visually inspect every accessible part of the property — from the foundation to the roof. Every portion of the home that is accessible is inspected, analyzed, and reported on according to our mandated standards of practice, including operating items such as plumbing fixtures, windows, doors, and HVAC systems.
It might take you six months to operate and inspect everything we get to in a few hours. A typical inspection on a 2,000-square-foot modern home takes about three hours; older and larger homes take a little longer due to size and the complexities that come with age.
Inspection Types
Buyer Inspections
Learn as much as possible about the home you are buying so you can protect your investment and negotiate with confidence.
Seller / Pre-Listing
Get more money, faster, by identifying and repairing items in advance of listing your home — on your terms, not under a contingency clock.
New Construction
Even brand-new homes have defects. An independent inspection before your builder walkthrough catches issues while they are still the builder’s responsibility.
Home Maintenance
If you have lived in your home for five or more years, an inspection is a smart way to find developing issues before they become expensive.
Areas of Inspection
Grounds
We look at the areas around the home for proper drainage, plus features like retaining walls and slopes that could affect the structure.
Exterior
Siding and wall cladding, walkways, driveways, decks and patios, windows, doors, eaves, and any vegetation that negatively affects the home.
Roof
The roof is the hat for the house, so it is inspected rigorously — covering, flashing, gutters and downspouts, chimneys, and roof drainage.
Interior
Ceilings, walls, doors, and floors throughout; signs of past or present leaking or structural issues; operating accessible windows and doors; built-ins, stairways, and railings.
Attic
A place most people rarely visit. We check for leaking, structural issues, insulation, pests, ventilation, and attic electrical and HVAC ductwork.
Foundation
One of the most expensive things to repair. We look for structural issues, significant cracks or movement, leaking, and water problems.
Basement
Below-grade spaces face pressure and water from outside. We look for the negative impact of exterior water and drainage that often gets neglected.
Crawlspace
One of the places that keeps us in the report-writing business. Rarely inspected, so problems develop over time — and some of the biggest repairs hide here.
Electrical
The electrical system ages like everything else. We inspect panels, outlets, and visible wiring, and note older systems that need updating for safety.
Plumbing
Old plumbing often needs updating, and plumbing repairs can be expensive. We inspect fixtures and visible supply and drain systems.
Furnace / Heating
Testing the heating system is part of every inspection. We note systems near end of life, flag unsafe conditions, and inspect associated equipment like visible ductwork.
Air Conditioning
Everyone wants AC to work on a 100-degree day. When it is warm enough to run safely, we operate the equipment and note end-of-life or performance issues.
Home Inspections FAQs
How long does a home inspection take?
A typical 2,000-square-foot modern home takes about three hours. Older and larger homes take longer because of their size and added complexity.
Should I attend the inspection?
We encourage it. Being present lets you absorb far more about the home than the written report alone can convey, and you can ask questions in real time. We take the time to explain what we find.
When will I get my report?
We deliver detailed, photo-rich reports quickly — typically within 24 hours — so you can keep your transaction moving during your inspection contingency.
What does a home inspection cover?
Every accessible area and system covered by our standards of practice: roof, exterior, interior, attic, foundation, basement, crawlspace, electrical, plumbing, and HVAC, along with operating items like windows, doors, and fixtures.
